As many of you have noticed, this journal has come to a stop. And there's a reason for that. We moved into our flip house!!! I put our other house on the market, by owner, and sold it in two weeks. Not too shabby considering the market is horrible right now. Hopefully I can get one final post in here of all of the before and after pictures. I love this house. It became a home so quickly...
If anyone else is working on a flip house. I would love to hear your stories or see your pictures.

Progress!!! The rocks are just about gone now, only a few left around the edges of the fence. These pictures were taken mid-job. It got dark, so I'll have to take some more tomorrow. Bobcats are fricking AWESOME!! I want one something terrible.( Read more...Collapse )

I promise to take some pictures. There's still a lot of work that needs to be done, but we're plugging away. Here's where we're at as of right now.
Floor and walls are done. Appliances have arrived. We still need to hook up water for the dishwasher and fridge, and my brother in law is coming to help with that. There was at one time a pocket door leading to the basment and back entry way, but someone took it out and left the opening. I'm trying to figure out a way to put maybe put a track back on the floor (the overhead track is still there) and possibly customize another pocket door. Sounds like a good idea, wonder if it will work. :)
Living room: The new windows look great. The walls are painted, as is the fireplace. The floor still needs to be sanded and refinished. There is one window sill that still needs to be repaired. The new ceiling fixtures and fan are awesome!
Bedrooms: New windows are in, walls are painted, new doors are done. We're just waiting on carpet, which will be there Tuesday. New fans in all three.
Bathroom: This was my baby. The shower and floor tile is finished. I think last time I wrote, we were working on the uneven floor. Man oh man was that a pain in the a$$!!!! It looks good though. Trial and error. Or shoud I say, just fix it right the first time and don't try to take an easy way out! I have a little wall work left in there. Then painting, trim, and putting in the sink, toilet, and linen cabinet. It turned out much better than I thought it would. After a lot of cursing, I'm finally starting to see the finish product. I didn't think this room would EVER be finished.
There are a lot of odds and ends. The garage still needs drywall, the foyers still need new tile, the yard is still terrible!!! Well, the front yard looks nice, but there are still a shitpot of huge rocks in the backyard. We'll get back out there, eventually.
Well, time for a little less talk and a lot more action. Gonna get the kids ready and head back over there. I'm putting my camera in my bag right now so I don't forget it! :)

The bathroom floor is not level. I thought I could wing it and make the tiles look ok. Yeah, that didn't work out so good. Damn it all to hell. I'm off to go break up the tiles, level the floor, and start over.
Reminder to self: If you think it's gonna look like crap, it probably will. Just fix it right the first time!

Someone stopped by the house and left their number. They want to buy it!!!!!!! Paul's dad talked to them and didn't give them a price or anything yet. Keep in mind, the house is TRASHED right now. I'm not even sure if they went inside. I'll be calling them later tonight. Holy hell. Maybe this house really will sell quickly.

TOmorrow I'm heading to Menards to price out cabinets for the kitchen. I measured everything and made my cute little drawing to bring with me. Me and Paul are having our first "disagreement" on the house. He wants light cabinets and I want medium oak colored. We'll see..........*shrugs shoulders*

One thing that I've realized is that it's hard as hell to work on a house when you have kids. Any age. Mim was all excited and helped a lot at the start, she's now sick of it and wants nothing to do with it. I get eyerolls when she gets home from school and I tell her that we're going back to the house.
Right now my brother in law is at the house breaking up the concrete in the bathroom. Half of the house is on a slab, so that's the only way to fix the plumbing. I hate that he's there and I'm not, but he won't even let me in the house!! The dust that's coming up from the concrete is terrible. It would be ok if it was just me, but there's no way that I can bring Maci there.
I really need to take some more pictures. I'll do that today. But, for now, here's one of Jamie working in the bathroom last night. The wall is down and the clay is gone. He was using a smaller tool for the floor but ended up bringing the jackhammer today.

You know what sucks? Paying $470 for a dumpster and filling it in about 10 days. They delivered the second dumpster yesterday. Damn it, where's my discount for repeat business? :)

It's supposed to rain tomorrow morning. The wind is picking up already. Paul should be home from teaching soon, so back to the house we go. The shingles came so we'll haul those up on the roof tonight to help hold down the tarpaper until we can get up there and actually nail the shingles down. I know I won't be able to haul the bundles up the ladder so hopefully, if Paul brings them up, I can spread them out up there.
Tomorrow the electrician will begin the chore of sorting through all of the jumbles of spliced wires. We found a guy that is doing it as a side job. He'll charge $30 an hour. He's a union electrician, and also builds houses on the side. Busy man, but sounds like he's a good dude.
Also tomorrow, the heating and air guy will be there. I decided to pay an extra $200 for the 92% efficiency furnace and 13 seer air conditioning unit. It came to $4217. At least when we go to sell, we can advertise new central air and a new HIGH EFFICIENCY furnace. Hopefully, that was a good decision.
Oops, Paul's home, time to get dinner ready and head to the other house!

I took a break from the house today. Paul and Jamie worked on stripping the roof somemore. Sounds like they made good progress. I'll be going back today to.................Well, my choices are endless. I'll finish removing the trim and pergo today. I still have the hallway and the 4th bedroom (that will be a garage again). I suppose I can try to get somemore work done in the backyard, too. My rocks are a never ending battle. It's supposed to be 93 degrees today. BLEH!

No rocks today. :) I needed a break from that. I tried helping Paul strip the roof, but that didn't work out so well. I was fine if I was just pulling nails with the roof scraper, but if I bent down to actually pull of shingles I felt like I was going to pass out! So, after MAYBE a half hours worth of work, I couldn't continue. Poor guy was up there all day. I made some more phone calls and dealt with the dumpster guy and another electrician.
I pulled the pergo floors up from the three bedrooms with the help of my seester. I also took off all the old doors and trim. Jamie came over and pulled the tub, sink, toilet, and kitchen sink. We cleaned up a bit as stuff was piling up from 4 days of no dumpster.
I think I might take tomorrow off completely. I planned on going in the morning and coming home to clean up for Maci's 2pm doc appt. I've realized that I have 04958439058 loads of laundry, 2 unhappy dogs, 2 unhappy turtles, many dirty floors, numerous dusty tables, and one gross bathroom. Paul is still at the other house, but I think when he comes home, I'll tell him tomorrow I'm working on OUR house. It's the pits right now....
Tomorrow night is also the start of Harvest Days ( I wish you could come, too!). It's wristband night so I'm taking Mim up there for a fun filled evening. I'll more than likey be toting Maci around, too. I'm rady for a break. I've noticed that if I sit for too long, it's REALLY hard to even get back up. :)
Maybe I'll sneak over to the house tomorrow for a few pictures. Oh, we spent $2200 on roofing supplies today. :( We did sign up for the Menard's contractors thing, so we get alot of perks. :)

Is it really only day 4???
More rocks, lots of weedwhipping, and some grass cutting. Paul started the roof today. It's supposed to rain tomorrow morning, so it's a good thing we tar papered the section already. I had a plumber come. Estimate: $10,000-$12,000!!!!!!!!!!!!!!!!!!!!!!!!!
I almost passed out. Thankfully, my BIL is a plumber. He came to the house today and is willing to do it. TOld me to buy materials and he'd charge maybe $3000. I told him no way. I don't even want an estimate from him until he's done and knows all the problems that he could run into. I definitely want to make it worth his while.
Electrician came. Walked away with an entire sheet of paper filled. WHole house needs to be rewired since each wire has been spliced 2-3 times. No where near being up to code. Another near pass out! He'll call with a quote and I have two more electricians coming out.
I am covered in mosquito bites!!! I bought yard bombs, or so I thought. I bought the indoor ones. DOH! I was going to use them anyways, but it was too windy. SHOOT!

More rocks! The neighbor came with and helped me with rocks today. We hauled our first load out to the Wiber and I managed to break one of the wooden steps. Ugh! Nana said not to worry about it, but I'm hoping to get a new board to replace it tomorrow. We got back and loaded another load. I think that's the 4th pickup truck full of rocks. I need to take a picture of my poor truck. It's even worse this time than it's been. I think we may have overloaded it a bit.
Water hookup: The village came and turned on the water today. Unfortunately, even though it's coming to the house, it's not making it to the faucets or toilet. There's galvanized pipes in the basement that must be corroded. I have a plumber coming out tomorrow for an estimate. Poop! By the end of the day, I was getting a little drip in the kitchen sink and the tub. I think the pipes are probably so full of junk since it was off for so long.
Gas hookup: We need to replace one gas line in the basement. It's a rusty mess. No leak to the gas line in the kitchen. I didn't try the furnace yet. I have someone coming to check that too. I'm not even going to turn it on until it's looked at. No leaks though so that's good.
Dumpster: Man oh man!!! Most places have a 7-10 day limit. I ended up finding a place that allows us to have the dumpster for 30 days and $2 a day after that. 30 yd dumpster= $470.00. Boo!
Starting the roof this week. Need to get supplies ordered and figure out when they will deliver them. Then we'll start the tear off.
~~~~Oh crap, I hear firetrucks. Why is it that the first thing that came to my mind is "I hope they're not going to our house!!!"?~~~~
Let's see, what else? Spirits are good. Maci was an angel. I brought a tv over there so she could watch cartoons. Mim isn't too happy about it since it was her tv. LOL

Paul's parents beat us to the house. He was on his way there and I was on my way to drop off a load of rocks from the night before. Today was full of cutting the backyard, killing our weedwip, and MORE ROCKS!
I have to be at the house tomorrow from 8am-noon to have the gas and water turned on. Once the water is on, I can start cleaning a little more. I need to TRY to clean the toilet. It's getting removed, but it would be nice to use for awhile until the bathroom gets gutted. It's seriously gross though and I don't know if all the cleaning products in the world will help. I'll also be collecting another load of rocks tomorrow. I'm on my 3rd pickup truck full and haven't even started in the backyard yet. :( BOO!
Well, that's it for now....
Day one continued
This is what I did yesterday. Keep in mind, this is only the front yard, and maybe half that are up there. There are way more in the back. I didn't want to load anymore in cuz my truck was getting quite droopy.
Off to the Wiber to dump these rocks along the shore line. After that I'm going back to the house to get MORE rocks. Oh the fun! :)
